We will always provide you with the first available appointment dates and can usually accommodate within 2-5 business days. However, market fluctuations can impact our availability, and scheduling several weeks in advance may be necessary. We understand that you may need time to check with your clients for scheduling, and we can hold potential appointment times for up to 24 hours.


Our draftsperson can let themselves into a property via lockbox if you are able to provide us with a one day code. One day codes may not be available in some areas, please check with your Real Estate licensing company.


We require 24 hours notice to accommodate cancellations. Appointments canceled or rescheduled within 24 hours will be assessed a $25 cancellation fee. Appointments that are missed without notification will be assessed a $50 missed appointment fee.


The floorplans will be emailed to you in high-resolution, PDF format for printing and in JPEG format for use on a webpage. Under most circumstances, your floorplans will be emailed to you within two business days. Enhanced packages and properties over 6,000 square feet may require an additional day to complete.

After you have reviewed the plan, your package includes any changes you need made. We strive to provide you with the best quality and accuracy possible. Please let us know if we have missed something! We will make these adjustments same-day.

(Please review your plan carefully and limit your changes to two emails or calls. Additional rounds of changes limit our staff's efficiency and may incur a $10 fee.)

Rush Jobs

There will be rush fee of $45.00 for floorplans with a turnaround time of less than 48 hours. Please let us know at the time of scheduling if you will need a rush.


If you have a formatting preference, we can accommodate any request. Typically, we format floorplans on 8.5” x 11” page(s), in either portrait or landscape orientation. Based on the size and shape of the property, we will format the plan to the optimal orientation and number of pages. Some other options include: one-page plans for brochures, to-scale plans, and one-floor-per-page plans for Homevisit rollovers. Your first-choice formatting is included in your package. Additional formatting is available for $25 each. We are happy to discuss with you the plethora of formatting options at any time.

Square Footage Estimates

We estimate the square footage of both finished and unfinished areas of each property. Square footage, as an industry standard, is calculated by the outside of the exterior walls. Since we take interior measurements, we can only provide an estimate using the standard exterior wall thickness. Our square footage estimates are used primarily for determining cost and we prefer not to put the estimated square footage on the floorplans. If you would like this to be included, or to be sent an email with the square footage estimates we have, we can accommodate.

We offer a 30% discount on approved architect or builder’s plans sent to us via email, with no appointment necessary. This includes any changes you need made that do not require us to visit the property.

We offer a 15% discount on approved architect or builder’s plans sent to us via email, with an appointment. (If there are major structural changes, or if there are exterior features you would like added to these plans, we will need to visit the property to note these changes and additions.)

We offer a 60% discount on plans we have previously completed. This includes updated copyright and name-change, as well as any changes you need made that do not require us to visit the property.


After receiving your completed plan, you will receive an invoice via email from Payment options include: VISA, MasterCard, American Express, Discover, check or money order. Payment is due within 15 days of receipt of the invoice and can be made by mail, or by online payment. If additional payment help is needed, please contact Jayna at Payments not received within 30 days  will be assessed a late fee of $25.00. There will be a $25.00 fee for returned checks.
